The application seeks permission for a change of use of an existing modern, single-storey commercial building at 10 Dublin Road, Enniskillen, to allow it to operate as a retail showroom.
The application has been lodged by David Mahon, and plans have been designed by Graham Irvine Architects Ltd.
A planning statement on behalf of Mr. Mahon read: “The existing building on this site was in use as a restaurant and takeaway.
“The proposal is to change this use to create a tile and bathroom showroom/retail unit. The existing building is a modern steel framed single storey unit clad in masonry, painted timber boarding and standing seam metal panels.

“Minor alterations associated with the proposed change of use are proposed to the external elevations and the interior of the building. No extensions or increase of floor area is proposed.”
The statement continued: “The existing car parking area and road access are to be retained as existing. The site is within the Town Centre Boundary as defined within the Local Development Plan 2030.
“The proposed scheme is for minor alterations to an existing building and a change to the use from a restaurant and takeaway to a tile/bathroom showroom within that building.
“The existing car parking provision and road access will be retained as they are. The site is located within the town centre boundary as defined in the Local Development Plan 2030 and is surrounded by other compatible retail uses.”
It is also noted that the site is relatively remote from residential properties or other sensitive receptors. As a result, it is considered that the development would not adversely affect neighbouring amenity or public safety.
The proposals include only very minor changes to the main elevations, with the overall form, size and massing of the building remaining unchanged. On this basis, the applicant argues that the visual appearance of the area would not be compromised.
The scheme will be decided by councillors at a forthcoming meeting of the planning committee.
