    Garden space in Bolton offers better value for buyers

    A study by outdoor living specialists White Stores analysed average house prices and outdoor space across 340 UK local authorities, comparing them to average garden size using Ordnance Survey data.

    In Greater Manchester, garden space in Bolton costs £1,083 per square metre, making it the second most affordable in the region.

    This figure is based on an average property price of £200,317 and an average garden size of 185 square metres, placing Bolton just behind Wigan, where garden space is cheapest at £1,024 per square metre.

    Emily Musk, a buyer at White Stores, said: “Access to a garden is a non-negotiable for most people when buying a home, but it’s unlikely they are aware of the actual value of the land, so it’s interesting to explore the data and see how it varies across cities and regions.

    “The analysis shows the average cost of garden space in Great Britain is now £823 per square metre, based on average private outdoor space of 332 square metres and an average house price of £273,695.

    “Whatever you pay for it, the desire for outdoor space is universal, and making that space your own is one of the real joys of homeownership.”

    Across Greater Manchester, Manchester tops the list as the most expensive place for garden space, with a cost of £1,722 per square metre.

    This is based on an average house price of £255,489 and a garden size of 148.4 square metres.

    Trafford is second in the region, costing £1,500 per square metre, followed by Salford at £1,329.

    In contrast, Rochdale is the third most affordable, where garden space costs £1,100 per square metre.

    The national picture reveals major contrasts.

    The cheapest garden space in Britain is found in Na h-Eileanan Siar in Scotland, where homes have an average garden size of 1,031.2 square metres and cost just £139,617.

    This works out at only £135 per square metre.

    The study was carried out by White Stores, the UK’s largest garden furniture specialists.
